Engineering judgment
Prior to starting of execution of any alternation or reconstruction works engineering judgment should be carried out. Major task of technical inspection of properties is precise assessment of technical condition of their structures, searching for and revealing of defects, evaluation of their functional serviceability and performability, as well as preparing of recommendations in respect to their restoration and enhancement for further safe exploitation.
Execution of technical inspection of buildings and necessity of such
Execution of technical inspection of buildings is required:
- for assessment of depreciation of engineering systems and building structures
- for assessment of condition of structures resulting from emergencies and accidents (fire, flood, etc.)
- for detailed inspection of structures for execution of alternation works
- for execution of reconstruction and modernization works
- for assessment of condition of buildings during scheduled and special inspections
- prior to the process of continuation of uncompleted construction works
- for diagnosis of cause of deformation or damage of building structures
- for preparation of as-built documents for uncontrolled settlement
Technical inspection of buildings: stage 1
Technical inspection of buildings is carried out in several stages, the first of which includes initial examination of building, assessment of size of further works and general condition of building structures. Therefore, the first stage of technical inspection of buildings represents collecting of source information for further detailed examination.
Scope of works of the first stage:
- General examination of building
- Collection of information on construction period and period of building exploitation
- Characteristics of space-and-planning and structural solutions
- Description of engineering systems and service lines
- Revealing of peculiarities of industrial processes (in case of industrial buildings) in terms of their influence on building structure
- Presence of internal and external negative effects on building structures
- Collection and analysis of information on anticorrosion measures
- Study of materials on previously executed technical inspections
Technical inspection of buildings: stage 2
At this stage of technical inspection of premises detailed examination of building is carried out, which includes the following:
- Detailed examination of building with its photofixation
- Measuring works
- Precise measurement of defects, deflections and deformations
- Definition of technical characteristics of materials of load-bearing elements
- Carrying out of laboratory analysis of test specimens of materials from the site
Technical inspection of buildings: stage 3
The third and the most important stage of technical inspection of buildings incorporates checking calculation and processing of data obtained from previously performed investigations. Whereas checking calculation is carried out based on the obtained data on revealed defects and design deformations of structures of the building, characteristics of materials used, depreciation of structures and their difference from dimensions, level of soil settlement, temperature and other internal and external factors wielding influence on the building. Checking calculations can be carried out manually or using certified software.
Based on the results of inspection executed and calculations carried out engineering judgment is prepared, which contains detailed description of building, its space-and-planning and structural solutions, results of tests of materials used in structures, and photo materials of building defects revealed.
Calculations of engineering judgment
Calculations of engineering judgment represent checking statistical and heat engineering calculations of load-bearing and enclosing structures.
Graphical part of engineering judgment
Graphical part of engineering judgment represents set of drawings, including measuring drawings.
Conclusions based on the results of technical inspection carried out
Conclusions based on the results of technical inspection carried out include assessment of degree of conformity of the existing building in respect to projected design loads, list of developed recommendations on ensuring safety of further building exploitation, as well as on enhancement or replacement of the existing load-bearing elements of the building if necessary.
